Terms of Use
Last updated: 12 August 2026
These terms govern your use of DeskNearMe. By using the website, submitting information or requesting changes to a listing, you agree to use the service in accordance with these terms.
1. About DeskNearMe
DeskNearMe is a directory and information service operated by PAT BROOKS LTD. It helps users discover flexible workspace providers. Unless expressly stated otherwise, DeskNearMe is not the owner, operator, landlord, booking agent or employer of the workspaces listed.
2. Directory information is not a guarantee
We work to make listings useful and accurate, but workspace details can change without notice. Prices, availability, opening hours, facilities, accessibility, transport information, images and other details should be confirmed directly with the workspace provider before you rely on them.
3. Third-party websites and transactions
DeskNearMe may link to workspace websites and other third-party services. We do not control those sites and are not responsible for their content, security, availability, privacy practices or contractual terms. Any booking, purchase, membership or other transaction you enter into with a third party is between you and that third party.
4. Submitting or claiming a workspace
If you submit, claim or request changes to a workspace, you confirm that the information you provide is accurate to the best of your knowledge and that you are entitled or authorised to provide it. You must not impersonate another person or business.
You grant PAT BROOKS LTD a non-exclusive, worldwide, royalty-free licence to store, reproduce, edit, format and display information and media you submit for the purpose of operating, promoting and maintaining DeskNearMe. You must have the rights needed to grant that licence.
We may verify, edit, decline, suspend or remove a submission or listing where we reasonably believe this is necessary for accuracy, safety, legal compliance or the integrity of the directory.
5. Acceptable use
You must not misuse DeskNearMe. In particular, you must not:
- submit false, misleading, unlawful, defamatory or infringing material;
- attempt to gain unauthorised access to the website, accounts, servers or data;
- introduce malicious code or interfere with the operation or security of the service;
- use automated extraction or scraping to reproduce or commercially redistribute substantial parts of the directory without our permission, except for legitimate search-engine indexing;
- use DeskNearMe in a way that infringes another person’s intellectual-property, privacy or other legal rights.
6. Intellectual property
The DeskNearMe brand, original site design, software, editorial text, generated artwork and other original material are owned by or licensed to PAT BROOKS LTD unless stated otherwise. Individual workspace names, trademarks, photographs and other third-party material remain the property of their respective owners.
7. Availability of the service
We may change, suspend or discontinue parts of DeskNearMe, modify search features, remove listings or carry out maintenance without guaranteeing uninterrupted availability.
8. Liability
Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or for death or personal injury caused by negligence where applicable.
Subject to that, DeskNearMe is provided as an information and discovery service. To the fullest extent permitted by law, PAT BROOKS LTD is not responsible for losses caused by reliance on inaccurate or outdated listing information, a workspace provider’s acts or omissions, third-party websites, or circumstances outside our reasonable control.
If you use DeskNearMe for business purposes, PAT BROOKS LTD will not be liable for loss of profit, revenue, business opportunity, anticipated savings, goodwill or indirect or consequential loss to the extent permitted by law.
9. Consumer rights
Nothing in these terms removes rights you may have under mandatory consumer law.
10. Governing law
These terms are governed by the laws of England and Wales. If you are a consumer, any mandatory rights you have regarding applicable law or where proceedings may be brought are not affected.
11. Changes to these terms
We may revise these terms when DeskNearMe changes or when legal requirements change. The current version is the version published on this page.
